Home Inspection GlossaryVermiculite insulation is an older style of insulation that was used many years ago. It is still used today in certain applications, but is controlled and minimal. Vermiculite was a great insulator, and relatively fire resistant. It has often been described as being "rock popcorn" because they heat up the mineral to blow it up into the puffy little rocks that they are when you put them in your home. It was a really fantastic and fascinating process at the time that a lot of people don't really consider anymore. So why is vermiculite not used as much? Because much of it contained asbestos. When it comes down to it, why take the chance when it comes to asbestos. If you have vermiculite in your home, be careful with it and consider having a professional asbestos company handle it for you. Sub panels are actually called "remote distribution panels" and are a great way to deliver power throughout a building without having to run each individual circuit wire through the house. Instead, you run a larger amperage wire from the main panel (usually 60 amps or more) to a sub panel in another area of the home and then you can add the branch wires to that and they are closer to where they need to be. When you have a sub panel, be sure to make sure it is wired properly. The main wire entering the sub panel should be "4-wire", which means it has 2 hots, a neutral, and a ground wire (like the one in the picture above. In this month's home inspection picture we see a crawlspace/basement window that is WAY too close to the ground. A window well, or even just proper grading, will help this situation.
